When the new regulations come into force in September 2024, short-term rentals will undergo major changes. Here is what you need to know.
Unique Identification Code (Cin)
- From 1 September, the National Identification Code becomes mandatory for those who manage leases less than 30 days.
This code aims to fight against the black economy in the short-term rental sector. - Buildings will be eligible for a Cin if they are equipped with functioning combustible gas and carbon monoxide detection devices and portable fire extinguishers.
- Once associated with the property, the Cin must compulsorily appear in all advertisements and be visibly displayed outside the property.
Sanctions and Transparency
In addition to fines, online tourism platforms will undertake not to make visible advertisements of non-compliant properties.
This will facilitate telematic controls and ensure greater transparency in the short-term rental sector.
Cin request
- The Cin request can be submitted to the accommodation database via Spid access.
- Those who already have a provincial or regional code will have 30 days from the start of the national platform to apply for the new code.
Calendar for the Experimental Phase
- Currently, about half of the regions and autonomous provinces have started the experimental phase.
- By August, all remaining regions and autonomous provinces are called upon to adopt the Cin on an experimental basis.
- Sardinia, Liguria and Molise have recently joined the experimental phase.
