The real estate market is one of the most dynamic and influential sectors of the Italian economy. However, it is affected by the variations of numerous macroeconomic, social and technological factors1. The number of purchases and sales is expected to increase, with an average change of around 10%.
Speaking of Cervia…
In January 2024, an average of € 3,943 per square metre was demanded for residential properties for sale, an increase of 7.70 per cent compared to January 2023 (€ 3,661 per square metre). For residential rental properties, an average of € 23.83 per square metre per month was demanded, an increase of 14.57% compared to January 2023 (€ 20.80 per square metre per month).
There are areas of Cervia that are considered valuable and, therefore, more expensive when buying a residential property. We report:
- Pinarella: the average price per square metre is €4,130/m²2. It is a popular seaside resort for tourists, with a long sandy beach and a centuries-old pine forest. For years, it has been the destination of choice for families with children or people who like peace and quiet.
- Cervia’s historic centre: the average price per square metre is €3,943/m². This is the oldest and most characteristic area of Cervia, where you can find historical monuments, shops, restaurants and the canal port. Like the town of Cervia in general, it is a lively place to live all year round, also thanks to the presence of schools and all kinds of services.
- Milano Marittima: the average price per square metre is 3,800 €/m². It is an elegant and refined location with a lively nightlife, an open-air shopping centre and a nature park. Very busy from spring until October, very quiet and peaceful in the winter months.
